Short-let versus long-term rental in Gibraltar: which one actually pays better?
7 min read

Short-lets usually produce a higher gross figure than a twelve-month tenancy. They also carry higher costs, more variability and more operational risk. Whether that trade is worth it depends on your property and your appetite for volatility.
The two models side by side
| Short-let | Long-term let | |
|---|---|---|
| Gross income | Higher, seasonal | Lower, flat |
| Void risk | Spread across many bookings | Concentrated between tenancies |
| Running costs | Cleaning, linen, utilities, consumables | Mostly borne by the tenant |
| Wear and tear | Higher turnover, more frequent refresh | Slower, larger periodic repairs |
| Owner use of the flat | Easy to block dates | Not available during the term |
| Admin | Continuous | Occasional |
| Payment risk | Prepaid by platform | Depends on one tenant |
The costs people forget
- Utilities and Wi-Fi, which a long-term tenant would normally pay themselves.
- Linen replacement and consumables — coffee, toiletries, cleaning products.
- Furnishing to a guest standard and refreshing it every few years.
- Higher insurance for paying guests.
- Your own time, or a management commission if you value that time properly.
Which suits your property
Short-let tends to win for well-located one and two-bedroom flats with a view or a walkable location, especially where the building permits it and the owner wants occasional personal use.
Long-term tends to win for larger family units away from the waterfront, for owners who need predictable income to service a mortgage, or where building rules make short-letting impossible.
How to decide
Get a long-term rental valuation from a local agent and a short-let estimate for the same flat, then compare them net of costs rather than gross. If the gap is small, the simpler model usually wins.
