Gibraltar locations & buildings guide (part 1): the best areas and developments for short-let apartments
7 min read

Gibraltar is small — under 7 km² — but each district attracts a very different guest. Location and building choice shape occupancy, nightly rates and the type of stays your apartment will receive.
This is the first article in our series on Gibraltar's locations and buildings. Here we give an overview of the main areas and well-known developments; following articles will look at each area in more depth.
Ocean Village & Marina Bay
The busiest short-let hotspot in Gibraltar. Waterfront developments such as Grand Ocean Plaza, Ocean Spa Plaza and The Majestic sit around the marina, with restaurants, bars and the casino on the doorstep. Many buildings offer pools, gyms and concierge services.
- Guests: couples, leisure travellers, weekend visitors, business guests
- Strengths: marina views, amenities, very strong year-round demand
- Watch out: lots of competition — great photos and pricing are essential
Midtown & Europort
Modern new-build apartments in the commercial heart of Gibraltar, close to offices, Main Street and Casemates Square. Europort, with its office blocks and nearby residential towers, adds further demand from corporate visitors.
- Guests: finance, legal and online-gaming professionals, contractors
- Strengths: steady mid-week demand, low seasonality
- Ideal for: studios and 1-bedroom apartments with a work desk and fast Wi-Fi
Kings Wharf & Queensway Quay
On the west side, Kings Wharf (including Quay 29 and Quay 31) and the Queensway Quay marina (such as Ragged Staff Wharf) offer calmer waterfront living, large terraces and sunset views over the bay.
- Guests: families, longer business stays, returning guests
- Strengths: higher average booking value and longer stays
- Ideal for: 2- and 3-bedroom apartments
Town Area & Main Street
The historic centre: character buildings, narrow lanes and everything within walking distance — shops, the Cable Car, museums and restaurants. Upper Town adds views and a more residential feel.
- Guests: tourists, cruise and day-trip extenders, culture lovers
- Strengths: location and charm
- Watch out: older buildings may lack lifts or parking — clear listing descriptions matter
South District & Eastside
Towards Europa Point, developments such as Both Worlds offer sea views and more space. On the eastern shore, Catalan Bay and the Eastside have a beach-village atmosphere, ideal for summer holidays.
- Guests: families, beach and summer visitors, longer holidays
- Strengths: sea views, quieter setting
- Watch out: more seasonal demand — dynamic pricing is key
